PCR Structural Pre-purchase Inspection
Priced from $450
Conducted in accordance with Australian Standard 4349.1 our PCR Structural Pre-purchase Inspection is a visual inspection of all the property’s building components and seeks to determine any structural-only defects. Inspections are subject to reasonable, safe access.
Covered in your inspection and thorough, independent report:
- Safety omissions
- Roof frame inspection structural defects, movement or sagging
- Load-bearing walls
- Under-floor structures
- Retaining walls and boundary fences
PCR Extensive Inspection
Priced from $550
Conducted in accordance with Australian Standard 4349.1 your PCR Extensive Pre-purchase Inspection is a visual inspection of all the property’s building components and seeks to determine any structural defects, serious non-structural defects, and significant maintenance requirements likely to fall due within the first 12 months of new ownership.
Inspections are subject to reasonable, safe access.
Covered in your inspection and thorough, independent report:
- Safety omissions
- Roof frame, roof cover and roof plumbing
- Load-bearing walls
- Ceilings
- Internal and external walls, including facades
- Internal and external doors and frames
- Internal and external windows and frames
- Moisture check to wet areas
- Cabinetry and wet areas
- Under-floor structures and above-under footings
- Retaining walls and boundary fences
- Balconies, patios, verandahs, pergolas, alfresco areas and staircases
- Driveways, paving and pool surroundings
- Overview of plumbing and electrical
- General building defects
- Repair and maintenance issues which may be significant over the next 12 months
