Some examples of common building defects found upon pre-purchase and defects liability inspections include – damaged roofing or pointing, blocked gutters, cracked roof tiles, cracking of tiles or brickwork, electrical issues, damaged or moved stumps and subfloor framing, rising damp and timber rot.

Inspections are not pass or fail but independent, thorough information you can use to decide whether to proceed with the purchase of a property, renegotiate terms with a vendor, or work with your current builder.

Some signs that a house may have structural problems include cracks in stonework or brickwork, balcony or verandah pulling away from the house, gaps in window and door frames, bowed walls, gaps between walls and the floor, or random wall cracks. However, the best way to know if a house has structural problems is to arrange a pre-purchase inspection or building condition report.
