Dilapidation Reports
When demolition, excavation work or construction work is occurring on an adjacent property, this work can potentially cause damage to buildings, boundary fences, retaining walls, driveways, or landscaping. In the instance that damage does occur, an independent and professional dilapidation report can be critical in avoiding litigation.
Dilapidation reports may be conducted on behalf of:
- The builder or owner of the property where the construction or demolition work is being undertaken on all neighbouring properties in order to provide protection against any unreasonable claims of damages caused by the works;
- The owner of a property which is adjacent to the property where the construction or demolition is being undertaken in order to gain additional protection against damage potentially caused to their property.
Conducted in accordance with Australian Standards your PCR Building Inspections Dilapidation Report is an impartial and independent report documenting the external and internal condition of the property prior to adjacent property construction commencement. These reports may also be conducted post adjacent property construction activities.
Inspections are subject to reasonable, safe access.
Covered in your inspection and thorough, independent report:
- Visible pre-existing damage such as cracks, gaps and/or subsidence
- External walls, flooring, windows, driveways, paving, boundary fences, and retaining walls
- Internal walls, flooring, cornices, and ceilings
- Patios, pergolas, verandahs, and outbuildings
Building Condition Reports
Property managers and owners may require, from time to time, a report outlining the general condition of a property to be able to schedule future maintenance works and/or ensure the quality of workmanship on works completed.
Whether a new or existing building, a building condition report may highlight any issues as:
- Quality of workmanship
- Potential hazards
- Installations as per specifications and Australian standards
- Area conditions and defects report
- Rectification cost estimates
- Repairs can be also be carried out by PCR Building Inspections if required
